Thol · Taluka Kadi · Gujarat
Nineteen plots.
Nothing else for miles.
Five thousand square yards of titled agricultural land, a built villa, and a boundary wall between you and everything else.
Restricted to holders of a Gujarat agriculturist certificate
The proposition
Most land near Ahmedabad is sold by the square yard.
This is sold by the acre.
Stand at the gate of a five thousand square yard plot and the first thing you notice is what you cannot see: the neighbours. Most premium schemes around Ahmedabad sell you five hundred to a thousand square yards, and even the golf-plot projects in this corridor start near five hundred. Tranquil Farms begins at five thousand. That is not a bigger plot. It is a different kind of ownership.
What that buys you is not amenities. It is distance. Your villa sits deep inside your own land, not against someone's wall. A mango orchard is a real plan, not a landscaping sketch. And the nearest structure that belongs to anyone else stays far away for good, because there are nineteen plots here and there will never be a twentieth.

Where it is
Ten kilometres from a wetland of
international importance.
Thol Lake was declared a wildlife sanctuary in 1988 and designated a Ramsar site, one of a small number of wetlands recognised under the international convention, on 5 April 2021, as site number 2458. It lies within a 10 kilometre radius of the estate.
Every winter the water fills with flamingos, cranes and pelicans, close enough that the morning sound carries. And because a Ramsar designation brings statutory limits on what can ever be built nearby, this quiet is not this year's luck. It has law underneath it.
Before anything else
Not everyone is permitted to buy this land.
This is agricultural land. Gujarat law restricts who may hold it, and the restriction is absolute. It is not a preference, and not a formality.
